Housing Pest Disrepair

Infestation in Rented Property

Pest, Rodent, Rat and Mouse Infestation in Rented Property, If you are a tenant living in rented property, be that a housing association or local council, then you have the right to live in a safe and properly maintained property and that includes being free of any pest, cockroach, bed bug, rodent, rat or mouse infestation.

Vermin or infestation issues to your home may have resulted in damage to your belongings or property. Where a landlord refuses to put things right this can be very distressing. Furthermore, a home with a pest infestation can be very damaging to you and your family’s health. Pests can spread diseases, especially in the kitchen area and increase the likelihood of a fire if electrical cables are chewed through.

Your landlord is required to undertake any repairs you have reported to them in a timely manner and to a satisfactory standard. This includes from the start of the tenancy or later. Where this has not been the case you may be able to make a claim for damage caused to your home or belongings by any failure to repair problems that have been reported.

As a tenant you will have a contract with your landlord which will outline their duties. If these have been breached then you may need legal advice.

Damage to the property from rodents or other pests may include:

• Wood
• Brick
• Gas pipes
• Electrical cabling
• Water damage from leaks or damp
• Holes or defects to walls or floors
• Any other damage to your home or belongings

A failure to repair damage by the landlord can have many consequences including:

• Stress and psychological ill health
• Physical illness
• Damage to belongings
• A lack of use or accessibility to all or part of your home

If you have suffered as a result of pest infestation of any kind then you may be eligible to claim compensation!
